The Infrastructure Management Office of the University of Santiago de Compostela is the technical department of the University of Santiago. It is responsible for the maintenance of electric installations, indoor lighting, plumbing, boilers, heating system, sanitary hot water, air-conditioning and refrigeration systems, as well as transformation centres, power generators and the elevators of the buildings belonging to the University. Its services also extend to the maintenance of public lightning, urban installations and the entire electricity distribution system of the University. Not only the staff of the OXI but also hired external companies and professionals are in charge of these maintenance tasks. Moreover, the OXI provides technical support for the different problems related to the areas mentioned above which most frequently arise at the USC.
The maintenance of the installations seeks to ensure their optimum state of functioning at minimum costs. For this purpose, three general types of maintenance strategies are identified, namely preventive maintenance (avoiding failures before they even occur), predictive maintenance (planned inspections), and corrective maintenance, which refers to actions taken when a failure has occurred in order to solve it as soon as possible at minimum costs. The Infrastructure Management Office also evaluates and analyses the failures to find out the causes and minimize damages in the future.
The OXI collaborates with the Energy Optimization Programme of the University of Santiago de Compostela: one of its responsibilities is the control station, which will be used by the maintenance team to control the installations in all the fifty-one buildings located in Santiago through a remote control system. In case of failure, both the people in charge of the centre and the operators who have to repair the failure are informed of any problem arising in the installation.
The Infrastructure Management Office is in charge of the installations of the South Campus, the North Campus and the Historical Centre of Santiago de Compostela, as well as the installations of the Campus of Lugo.
